Sustainable Gated Communities
End-to-end community development: we master plan, design, build, furnish and hand over the keys to a complete, sustainable gated community.

Turn land into a finished community without managing ten contractors
A community needs planning, roads, utilities, homes, shared spaces and furnishing, and too often each arrives from a different contractor. Landowners, diaspora associations and housing programmes end up coordinating all of them. TpESTATE does the master planning, design, building, furnishing and handover as one team.
Who it is for
Proven at Kent, from first drawing to opening
Ground was broken at Kent in November 2021 and the estate opens on 14 November 2026. TpESTATE designed and built it with walls pressed from site soil, 85 kW of solar, biodigesters, local wells and a borehole, and more than 500 trees planted since 2021.

Questions about Sustainable gated communities
What is a sustainable gated community?
It is a planned residential community with a gate and shared services, built with sustainable methods. TpESTATE's version uses soil-block homes, solar power, water and biodigester sanitation.
What does end-to-end development mean here?
TpESTATE master plans, designs, builds, furnishes and hands over the keys, so you deal with one team instead of several contractors.
Has TpESTATE built a community like this?
Kent is the model. Ground was broken in November 2021 and the Eco-Living Oasis opens officially on 14 November 2026. Mile-36, Gullah Paradise at Lungi and Dublin on Banana Island are in development.
Can a diaspora association or group commission one?
Yes. A community can be designed around your members, with progress you can follow from abroad.
Is it suitable for a government housing programme?
It is designed for programmes that need sustainable housing at scale, with soil-block homes, solar power, water and sanitation built in. ABT Technology Transfer can add training for local crews.
Is the Eco-Living Oasis at Kent carbon neutral?
No, and we say so. Solar removed the need for round-the-clock diesel, but a generator still runs in two short daily windows. When the national grid reaches Kent, the generator becomes true backup.
How do I start planning a community?
